Work

Systems I've built, and what they moved.

The same job every time: take the messiest problem in the business and turn it into something simple, efficient, and repeatable. Real estate is where a lot of this got proven. The approach travels.

01Data to delivery, automated

Direct Mail Automation Platform

Direct mail is a data problem wearing an envelope. The hard part is not printing. It is deciding who to reach, keeping the list clean, triggering the send at the right moment, and knowing what came back.

I built the system that does all of it. Large data sets go in, segmentation and campaign logic run automatically, print and fulfillment happen through APIs, and every piece that lands is tied to the lead and deal it produced.

It runs on its own now. That is the point. The operator sees results, not the machinery underneath.

Results

  • 90%+ YoY lead growth
  • Automated fulfillment through print APIs
  • Real-time attribution on every send
02Follow-up that actually runs

Business Automation and CRM

Most teams do not lose deals because the offer is wrong. They lose them because a lead sat in an inbox, or a follow-up never happened, or two tools never talked to each other.

I mapped where leads were falling through and closed the gaps with automation. New leads get routed and answered fast. Follow-up sequences fire on their own. The CRM reflects reality instead of what someone got around to typing.

Results

  • Lead leakage eliminated
  • Speed-to-lead under 5 minutes
  • Follow-up that runs without a human remembering
03Know what every dollar did

Lead Attribution System

You cannot improve what you cannot see. Spend was spread across direct mail, paid media, and inbound, and nobody could say cleanly which dollar produced which lead.

I built multi-touch attribution that follows a lead from first touch to closed deal across all three channels. The output is plain: what each channel costs, what it returns, and where the next dollar should go.

PythonSQLCubeMetabase

Results

  • Attribution across mail, paid, and inbound
  • Clear, trustworthy cost-per-lead
  • Marketing spend pointed where it works
04One view of a real portfolio

Portfolio Analytics

I run a real estate portfolio, so I built the reporting I actually wanted for it. Performance data lived in separate tools and spreadsheets and never lined up.

This pulls it together: one view across 21 units in 2 states, short-term and long-term rentals side by side, with the numbers that drive a decision instead of the ones that just fill a dashboard.

Results

  • One view across 21 units in 2 states
  • Short-term and long-term, side by side
  • Reporting built for decisions

If it runs on spreadsheets and hope, I can help.

Tell me where the work falls through the cracks. I'll tell you what I'd build, and whether it even needs AI to fix it.
